10 Major Projects Reshaping Toronto’s Skyline

As population growth continues to drive new development and high-rise construction, Toronto is experiencing a drastic vertical transformation. The city is now prioritizing high-quality design and supportive housing to achieve density that balances excellence, equity, and livability.
We’ve explored ten development projects that are transforming Toronto’s skyline and reshaping neighbourhoods.
King Toronto, a Bjarke Ingels Group, Westbank Corp and Allied Properties REIT project, integrates a residential community into the existing heritage commercial buildings on site at 489 King Street West. The 17-storey tower will introduce 514 new condominium units, commercial space, and a public plaza to Toronto’s Fashion District. King Toronto is expected to be complete in 2026.
Forma is a two-tower mixed-use development, rising 73 and 84 storeys in Toronto’s Entertainment District by Frank Gehry. Developed by Great Gulf Group, Dream, and Westdale Properties, Forma will offer 2,034 residential units with retail and office space. The towers feature striking architecture and interior design, and elevated amenities. Forma is slated for completion in 2028.
One Yonge, by Hariri Pontarini Architects for Pinnacle International, is a mixed-use development project in Toronto’s Waterfront neighbourhood offering residential, commercial, retail, and public recreation space. One Yonge consists of six towers ranging from 22 to 106 stories. The SkyTower at One Yonge will become Canada’s tallest skyscraper, rising 106 stories. Completion is expected in 2026.
Canada’s first supertall building, One Bloor West, will rise 85 stories at Yonge & Bloor. Developed by Tridel and designed by Foster + Partners and Core Architects, this mixed-use tower will offer condominiums, hotel suites, and retail space with luxurious amenities including a sky lobby with spa and fitness facilities, a sky terrace, a library, and entertaining rooms. One Bloor West is expected to be complete in 2026.
Aqualuna by Tridel is bringing luxury living to Toronto’s Bayside neighbourhood with striking architecture and breathtaking lake views. With two twisting towers on the waterfront designed by 3XN and Kirkor Architects, the buildings’ facade is meant to mimic Lake Ontario’s waves. The development is expected to be open in 2025.
The George Brown College campus will now have a 10-storey timber building for applied arts and technology, designed by Moriyama Teshima Architects and Acton Ostry Architects. The new building is expected to be open to students in 2025.
2444 Eglinton, designed by Henriquez Partners, is Ontario’s largest affordable housing project in 25 years and the first co-operative rental site under the Housing Now initiative. The towers will rise 18, 31, and 41 storeys and will feature 919 residential units, with a mix of affordable and market-rate units and condominiums. This development transforms the underutilized city-owned site with affordable housing, retail and recreational space.
Art Gallery of Ontario Expansion
The AGO expansion project will introduce the Dani Reiss Modern and Contemporary Gallery, featuring 13 new galleries across five floors. Partnering with Selldorf Architects, Diamond Schmitt, and Two Row Architect, the AGO’s display capacity will increase by 30%, while complementing the existing environment. The expansion is expected to be complete in 2027.
One Delisle, a 44-storey tower by Studio Gang for Slate Asset Management, features 371 residential units, an abundance of amenities, and retail space. Located in mid-town Toronto, one of the city’s most luxurious neighbourhoods, One Delisle spirals upwards to become a 16-sided structure with panoramic views of Toronto’s skyline. It is slated for completion in 2027.
Downsview Airport Redevelopment
The 370-acre Downsview Airport Redevelopment project is one of the largest urban design projects in North America. Developed by Northcrest Development, partnering with many designers, the $30 billion project will introduce a mixed-use community with seven districts across multiple buildings, housing 54,000 people. The existing airport runway will be repurposed into a transit hub with a new commuter rail station connecting the neighbourhoods and existing subway stations. The existing airplane hangars will be transformed into coworking spaces, dining, and more. The masterplan for Downsview is expected to span over two decades, with full completion in 2051.
New developments emerging across Toronto are reshaping urban living and redefining how people live, work, and connect. These changes continue to fuel Toronto’s ongoing growth and transformation.
