355 Sherbourne, a 48-storey mixed-use building, is set to become a new landmark in Toronto's historic Cabbagetown neighbourhood. Developed by Kindred Works, the project will preserve the existing heritage church, transforming the site into a dynamic hub that blends modern living with vibrant community spaces.
St. Luke's United Church, a cultural anchor of the community for over a century, currently occupies the site. Located within the Cabbagetown Northwest Heritage Conservation District, the two-storey church was initially built in 1887. Over time, it has undergone several additions, including a Sunday school in 1912, a narthex in 1929, and a gymnasium in 1962. As part of the redevelopment, the original 1887 church façade and the 1912 addition will be preserved, with heritage retention led by ERA Architects.
Designed by KPMB Architects, 355 Sherbourne will feature a striking 48-storey tower rising from a six-storey podium that incorporates St. Luke's United Church. The modern exterior of the podium and tower contrasts with the traditional stone design of the church, emphasizing its heritage elements. The development will deliver 440 residential units, ranging from studios to three-bedroom suites, across 35,574m² of residential space. A wide range of amenities is designed to foster community and encourage social interaction. The preserved church and 1912 addition will be redeveloped to include a new residential lobby, a community event hall, and a street-level café. Residents can enjoy 2,028m² of indoor amenities on floors three to six and 17, and 253m² of outdoor terrace space on floors three and five. The plan also includes various public realm enhancements, including an expanded sidewalk, new street furniture and seating, café patio areas, and a 226m² privately-owned publicly accessible space (POPS). 355 Sherbourne features a two-level underground parking garage to accommodate 39 vehicle spaces and 484 bicycle spaces.
Located at the southeast corner of Sherbourne and Carlton Streets, residents are surrounded by a variety of restaurants, cafés, cultural spaces, and entertainment venues. Situated in the College Subway Station Protected Major Transit Station Area (MTSA), the building benefits from seamless access to Toronto’s transit system, making it an ideal location for transit-oriented development. With strong connectivity and various nearby amenities, 355 Sherbourne offers a blend of heritage, convenience, and modern living.
