38 Walmer Road, a striking new development, is set to rise above a 19th-century church in The Annex, one of Toronto’s most dynamic and vibrant neighbourhoods. The proposed redevelopment includes new residential, commercial, and institutional space featuring a 25-storey tower incorporating Walmer Road Baptist Church at its base.
The historic church and sanctuary, built in 1892, will be fully retained and restored, continuing to serve as a space for worship and community. Hariri Pontarini Architects have thoughtfully crafted a design that respects the site’s rich heritage while celebrating its future, introducing new housing to the Annex and transforming the sanctuary for community and commercial use.
At the heart of the development is the 25-storey mixed-use tower with a total gross floor area of 18,718m². Developed by TAS, the tower features 211 residential units and 2,373m² of commercial and community space. A seven-storey podium sits at the base with a single-storey amenity pavilion connected to the central tower by a bridge. 38 Walmer Road offers 408m² of indoor and 546m² of outdoor amenities, including public courtyards, outdoor seating, and gardens. The two levels of underground parking provide 57 vehicle spaces and 239 bicycle spots. The restored sanctuary will house new commercial spaces that foster community, connection, and social innovation.
With a commitment to building community impact, TAS conducted a series of interviews, workshops, tours, surveys, and an art installation to incorporate community perspectives into the design and vision for 38 Walmer Road. This collaborative approach helped ensure the development reflects the diverse community and prioritizes accessibility, inclusivity and equity.
Situated at the intersection of Walmer Road and Lowther Avenue in the heart of the Annex, the development offers convenient access to Toronto’s transit system, with nearby subway, streetcar and bus routes.
