Commercial Property: 60 Yonge Street

1 min read

60 Yonge Street is a proposed 65-storey mixed-use tower in Toronto’s Financial District. Contributing to the vertical growth of the area, this new development will replace the existing 12-storey Norwich Union Building, initially built in 1958. As part of this project, the heritage-designated Hotel Victoria, located at 56 Yonge, will be fully preserved and integrated into the design.

Designed by AS + GG Architecture for KingSett Capital, 60 Yonge Street will rise 246 metres with a 5-storey podium that aligns with the height of the adjacent heritage hotel. Starting at the 10th floor, the tower will cantilever 3.6 metres outward, projecting over Hotel Victoria. The architectural design will complement the surrounding area, featuring a "shield" effect on the south and west facades, defined by a diagonal line of semi-transparent fritted glass that spans the full height of the building.

60 Yonge Street will have a total gross floor area of 44,565m², including 41,041m² dedicated to residential use, 3,465m² of retained hotel space, and 58m² for new retail. The tower will offer 649 condominium units, with various residential amenities on floors 64 and 65. The amenities include 1,386m² of indoor and 498m² of outdoor space, featuring a ‘residents’ club’ with an inviting and open atmosphere. The outdoor terrace offers unobstructed views of Downtown Toronto and Lake Ontario.

Situated on the southwest corner of Yonge Street and Melinda Street, 60 Yonge Street is steps from the TTC’s King subway station through a direct underground connection. The heart of Toronto’s financial district surrounds the tower with abundant retail, dining, and entertainment offerings.
