2444 Eglinton is set to transform city-owned land into a vibrant multi-tower community near a central Scarborough transit hub. The project redefines mixed communities in an evolving, dynamic neighbourhood by integrating diverse housing types. Currently occupied by a commuter parking lot and a vacant auto body shop, the site will be redeveloped with three towers offering residential, community, and retail spaces.
2444 Eglinton is Ontario’s largest affordable housing project in 25 years and the first co-operative rental site under the Housing Now initiative. In partnership with Civic Developments, Windmill Development Group, and Co-Operative Housing Federation of Toronto (CHFT), CreateTO will transform the underutilized city-owned site to develop affordable housing alongside retail and recreational space. The collaboration between the public, private and non-profit sectors represent a transformative shift in Toronto’s housing landscape.
Sustainability, equity, and design excellence are the foundation of 2444 Eglinton. The project emphasizes environmental, social, and economic sustainability, while offering various housing options. With a focus on enhancing connection and community, 2444 Eglinton is creating a new design standard for affordable housing.
The proposed towers of 18, 31, and 41 storeys will feature 919 residential units, with a mix of affordable and market-rate units and condominiums. This 983,549 ft2 project will offer 3,580 sq. ft of community space and 12,770 sq. ft of ground-level retail. Phase one includes the development of the 18- and 40-storey towers, featuring 5,103 sq. ft of community space and 3,576 sq. ft of retail space. These towers are connected by a four-storey podium that contains the above-grade parking garage. Designed by Henriquez Partners Architects, the three towers at 2444 Eglinton incorporate a honeycomb façade and colourful framed windows against textured concrete.
The outdoor spaces surrounding the towers, designed by CCxA, include parks, community gardens, and a greenhouse that supports local food production. The development features approximately 30,063 sq. ft of amenity space with 16,092-sq. ft outdoors and 13,971 sq. ft indoors. The outdoor amenities on the shared podium offer a kitchen, games area, fitness space, children's play area, and fenced dog space. Indoor amenities include playrooms, kitchens, lounges, work/study rooms, dog areas, a garden centre, and fitness rooms.
Located at Eglinton Avenue and Kennedy Road in Scarborough Centre, 2444 Eglinton is steps away from Kennedy TTC and GO Stations, providing convenient access to diverse dining, shopping, and entertainment options.
2444 Eglinton is redefining affordable housing in Toronto’s evolving landscape by developing a thoughtfully designed, transit-oriented community. The development is expected to be complete in 2028.
