Commercial Property: College Park Redevelopment

Toronto landmark, College Park, is set to be redeveloped with large towers, transforming the site into a major cultural destination. Developed by GWL Realty Advisors (GWLRA), the project includes a heritage restoration of the existing building and three new mixed-use towers offering residential, hotel, retail, office, cultural, entertainment, and outdoor spaces. GWLRA’s proposal for College Park is one of the most ambitious redevelopment projects in Toronto.

The College Park redevelopment includes three new towers of 96, 75, and 65 storeys, designed by Hariri Pontarini Architects. The tallest of the three, rising just over 333m, is a 'supertall' tower and will be the second-tallest building in Canada after Pinnacle One Yonge's SkyTower. The project has a Gross Floor Area (GFA) of 236,304m², including 164,263m² of residential space featuring 2,334 new units across all three towers. The new retail space and hotel will span 21,380m² and 18,801m², respectively. Additionally, College Park will offer 24,861m² of office space, a 1,482m² daycare centre, and 5,517m² of cultural space.

College Park was built between 1928 and 1930 and is one of Toronto’s most significant works of architecture. Original architect, Ross & Macdonald had envisioned a 37-storey building; however, development was halted by the Great Depression, resulting in a 7-storey structure. GWLRA’s proposal for College Park fully retains the existing building and completes the unfinished podium, now planned to be 12 storeys. The three new mixed-use towers will rise above the expanded podium and are inspired by the original 1920s architecture, planning to restore College Park’s heritage, merging old and new architectural styles. The proposal includes the revitalization of the ground-level arcade as retail space, with the addition of storefronts.

The Carlu, the historic Art Deco event venue located on the 7th floor, will be preserved and expanded with additional indoor event space and new outdoor terraces. Rooftop gardens on the podium will link the heritage building to the new towers via a sky lobby. A raised ribbon-like pathway is proposed to pass through College Park, connecting a new glass atrium and outdoor public plaza. The public realm will be enhanced with the addition of a tree canopy, native plantings, dimensional landforms, and thoughtful design elements.

The College and Yonge neighbourhood is one of the liveliest and most densely populated hubs in the city, offering a blend of iconic shopping, diverse dining, vibrant entertainment, and seamless transit access.

The redevelopment of College Park is expected to be completed in 2030, the site’s centennial anniversary.
