The Impact of New Transit Development in Toronto

Toronto’s evolving transit infrastructure is creating significant opportunities for transit-oriented development, contributing significantly to the city’s skyline. Investments in transit growth are influencing where and how developments are built.
Mixed-use developments are transforming Toronto, integrating residential, commercial, office, and retail spaces within a single project. Projects like The Well, One Bloor West, and Mirvish Village cater to diverse needs while revitalizing underutilized areas into vibrant, connected communities. Many new developments are strategically located near major transit hubs, such as North York Centre, Yonge-Eglinton, Scarborough Centre, and Kipling, as they increasingly prioritize connectivity.
The Transit-Oriented Communities (TOC) program, led by Infrastructure Ontario and Metrolinx, focuses on delivering mixed-use developments that are connected to, integrated with, or near existing or new major transit hubs. As the province advances this program, we will continue to see growth in transit-oriented developments, enhancing urban living and enabling seamless connectivity.
There are several ongoing transit projects in Toronto that will expand the transit network and improve connectivity across the city. Some major projects include Eglinton Crosstown, GO Expansion Program, Ontario Line, Scarborough Subway Extension, Yonge North Subway Extension, and Waterfront Transit Network Expansion. These expansions are creating new transit hubs and attracting residents who value proximity to transit.
Station upgrades are the most common and practical improvement for transit stations near planned or newly completed developments. This can include deep cleaning, refreshing equipment, installing new public art, modernizing wayfinding and digital systems, expanding spaces to reduce congestion, and introducing new retail space. Renovations like these bring benefits to both the development and pedestrians. Building a more accessible and high-quality transit system is vital to Toronto’s growth, as it increases opportunities for transit-oriented developments.
